Guests are responsible for their own consumables after the initial reserve provided is used.
A refundable deposit of $150 will be collected at the time of booking and will be refunded if no damages are found after check-out.
Note: The individual making the booking must be the one staying at the property. The credit card on file must match the booker`s name. Valid government-issued ID and a signed rental agreement are required prior to check-in.

- SECURITY DEPOSIT A $150 security deposit will be collected to cover specific incidents such as lost or unreturned keys/fobs, or damage to/staining of household linens. Charges will apply if these conditions are not met.
- NO SMOKING inside the property. All guests must dispose of cigarette butts in a specified container and thrown out off the property.
**Smoking indoors will result in a $1000.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.**
- NO PETS are permitted inside the property. Evidence of pets inside the property will result in a $500.00 fine charged to guests.
- NO PARTIES. **There is a $1500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**
- NO UNREGISTERED GUESTS inside the property at anytime. All guests must be registered for liability purposes.
**A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.**
- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
**50.00/hour penalty is applied if guests fail to check out by 10am as my cleaners are on tight schedules.**
**Reservation Extension Policy:
Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.
All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.
Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.
Please note that all additional fees must be paid first before an extension is confirmed.
- PARKING -
The property includes one parking space inside the garage and one outside. For any additional vehicles, there is a paid parking lot conveniently located across the street at 6 Sherwood Ave, Toronto, ON M4P 2J1.
- GARBAGE is to be separated, bagged, sealed, and thrown out in the appropriate bins. Garbage (black bin), Recycling (blue bin), and Organics (green bin). Waste pick-up with the city is every Thursday morning. Please put all waste from the unit to the appropriate outdoor bins by Wednesday evening. Every week the garbage and recycling alternates.
- MAIL & DELIVERY. Please note that all mail and parcel deliveries should be noted to be “left at the door”.
- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors are closed and locked upon check-out.
- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.
- MAINTENANCE AND/OR REPAIRS. Please contact me directly so I can send someone to tend to it.
- SHOES are to be left by the front door and not to be worn throughout the inside of the house.
- SECURITY SURVEILLANCE monitoring the entrance of the property for the safety and security of the home and our guests.
LAUNDRY
- Please use conservatively. No large, bulky, or hard objects.
- Only a quarter of liquid detergent per full-sized load is necessary.
**IMPORTANT: Please leave washing machine door and slightly open to allow the machine to properly air out and avoid molding.**

- We do not provide Netflix, Amazon Prime, Disney+, Crave, Spotify or other streaming accounts. Guests are to log-in to their own accounts. Please ensure you are also logging out before checking out.
BOARD GAMES
- Complimentary board games for our guests to enjoy. Please ensure all pieces are being returned back into the box after use so others can also enjoy them.

CHECK-OUT PROCEDURES
- Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
- Please place all used towels in front of the laundry machine.
- Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit.
- We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
